One of the most prevalent areas of new construction is multi-tenant buildings, such as retail developments, office complexes, mixed use facilities, and multi-unit residential buildings.
An increasing number of building
owners want to LEED certify
their new construction projects,
and some tenants are requesting
green features in their space.
However, in many cases, building
owners are not responsible for
fitting-out the interior space,
and they do not know if their
tenants (or future tenants) are
interested in making this
commitment. Fortunately, there is a certification that addresses this situation: LEED-CS (Core and Shell).
LEED-CS essentially takes the tenant requirements from
LEED-NC and either makes them less stringent or eliminates them altogether, while the requirements for the base building (and space that is fit-up by the owner) remain the same.

Our Process
Enermodal has a specific process
for helping buildings achieve
LEED-CS certification:Task
1: Sustainability Workshops
– Enermodal will organize a
meeting to discuss this
project’s LEED goals. Enermodal
will perform preliminary energy
simulations based on the current
design; this initial analysis
will indicate what energy
efficient measures are cost
effective and are required to
meet the project’s energy
efficiency goals.
Task 2: Review Design
Drawings - Enermodal will
review the progress drawings at
various stages to identify
potential problems in achieving
the desired LEED status.
Task 3: Prepare Final
Energy Simulation - In this
task, Enermodal will prepare the
final energy model to ensure the
minimum energy performance level
is met for the building.
Task 4: LEED Verification
and Site Review – Enermodal
will verify that the building is
constructed to achieve the
targeted LEED measures through
weekly or bi-weekly site
inspections to assess
compliance.
Task 5: Tenant Guidelines
– These guidelines assist
tenants in complying with the
LEED design principles.
Enermodal will provide this
manual as well as conduct a
voluntary, one-day explanatory
meeting for tenants.
Task 6: LEED Application
for Certification -
Enermodal will prepare all the
required calculations and
documentation for submission to
the Canadian Green Building
Council. |
