LEED is a building rating system administered by the Canada Green Building Council (CaGBC). LEED-EBOM addresses how to green existing buildings. This type of certification provides a set of standards to assess the operation of buildings from a sustainability perspective. LEED-EBOM provides a performance benchmark for facility managers to track the operational success of their building and set goals for improvement over time.

Our Process

Our unique LEED-EBOM process has four steps:

Phase 1: Feasibility Study - The Enermodal LEED-EBOM process starts with a feasibility study that defines the intent of a green facility program, assesses current practices, and recommends measures to meet project goals, timelines, and budget. Enermodal assists building management teams in evaluating all LEED-EBOM prerequisites and potential credit points. The resulting feasibility report outlines the measures necessary to prepare a facility for LEED-EBOM certification. In terms of scheduling, the preparation of a feasibility report takes one to two months after Enermodal receives required background information, such as heating bills.

Phase 2: Implementation – The implementation phase accomplishes two things. One, proposed EBOM policies and related tracking activities are put into action. Two, any required building renovations are completed to bring a facility into compliance with LEED-EBOM prerequisites. At the end of implementation, a facility is ready for the performance period of the EBOM process. If required, Enermodal provides the necessary engineering designs needed to achieve targeted energy and water use reductions and improve indoor air quality.

Phase 3: Performance Period – The LEED-EBOM system awards points only for proven, ongoing operations and maintenance (O&M) practices. Thus, the certification process includes an initial performance period of at least three months, during which all O&M practices are tracked. Additionally, at least one year of energy data must be available for LEED assessment (this year-long period can overlap with the O&M tracking period). Because Enermodal assists the building management team during the first 15 months of the performance period, we are typically very involved right through to when initial certification is achieved. If renovations are required to bring the facility into compliance with prerequisites, the performance period will not begin until after renovations are complete.

Phase 4: Certification – LEED-EBOM certification is granted by the CaGBC for projects when sufficient documentation proves compliance with the required number of prerequisites and optional credits. Enermodal’s experience in LEED certification allows for efficient and effective review of documentation and preparation of submissions to the CaGBC.
