Delivered Performance Scope of Work

Enermodal’s standard LEED consulting service includes all the design activities and documentation required for LEED certification. Delivered Performance provides additional services so that the building can perform up to its potential.

Engineering Peer Reviews: Enermodal’s staff are among the most respected commissioning agents and green building designers in North America. With Delivered Performance, we utilize this proven expertise to inform and optimize a Mechanical/Electrical design. We conduct critical design reviews at the end of concept design, schematic design, and construction document phases to identify any discrepancies in the design and to improve performance. These reviews are part of best practice commissioning reviews required for the EAc3 Credit.

Contractor Training: Downloading LEED responsibility onto the contractor and expecting the contractor to submit the required documentation is not an effective way to achieve LEED certification. Enermodal takes a different approach. We work with the contractor to ensure that LEED requirements are understood and implemented properly. We provide LEED training sessions for both the general contractor and the sub-trades. The training includes real examples of what is required for compliance. Enermodal conducts monthly site visits with inspection reports to ensure the correct construction site procedures are followed and the correct materials used.

Mechanical/Electrical Commissioning: Enermodal provides comprehensive commissioning to ensure the correct operation of mechanical/electrical systems under all operating conditions. Enermodal has first hand knowledge of how innovative mechanical and lighting systems should operate. Enermodal commissioning experts work with design teams to resolve any building deficiencies. We also work with building operators to ensure proper training with new equipment and procedures. Our commissioning engineers don’t just assemble design and construction paperwork: we work on-site with contractors and testing agents to verify optimal building operation under all operating conditions. Enermodal provides blower door testing of suites to reduce air leakage and ensure effective compartmentalization. This testing is mandatory for LEED EQp2 Tobacco Smoke Control in residential buildings.

Indoor Air Quality Testing: LEED promotes healthy buildings by including stringent off-gassing requirements for materials. At the completion of construction, Enermodal tests the air quality throughout the building and provides a summary report. Concentrations of formaldehyde, VOCs, particulates, and carbon monoxide are compared with LEED requirements. Not only does this testing meet the requirements of LEED credit EQc3.2 but it eliminates the need for the typical two-week building flush-out, and this means that occupancy can occur sooner.

Measurement and Verification of Building Performance: You get what you measure. Monitoring and verifying the energy and water use is critical to delivering a low impact building. Enermodal’s customized M&V plans specify a metering system that measures the energy and water uses within a building (e.g., lights, heating, cooling). The contractor supplies and installs the metering system as part of the building construction. On a quarterly basis, Enermodal compares actual energy and water usage to the results of a calibrated energy model of the building. This analysis identifies any areas where the building is performing below expectations.

First Year Operational Support: The first year is the most critical time for a building because this is when most operational problems occur. Enermodal’s full service commissioning resolves operational problems during this period with special attention paid to when the building is changing from summer to winter operation. Combined with the results from our M&V work, the commissioning team works with building owners to fine-tune building performance and minimize energy and water consumption.

Project Promotion: We believe that the best green buildings must be promoted to encourage other building designers to create better buildings. Delivered Performance includes the preparation of case studies in two formats and arranges for professional photographs for use by the owner and trade journals, and for display on the CaGBC web site. Enermodal offers professional presentations on building design and performance to building occupants and at technical conferences. Enermodal does not charge for this service – it is our contribution to promoting green buildings. We do offer our Signature Green Education Kiosks as an optional service. These touch screen kiosks inform staff and visitors about building green features and performance.
